Roofers who work in St. Johns regularly know the local HOA material rules, the permit process, and how insurers treat the roofs common on these streets. Whether you need a leak repair, a wind mitigation report or a full replacement, the contractors listed for St. Johns hold Florida CCC roofing licenses and serve the surrounding parts of St. Johns County, with written quotes and permits included.
Verify the CCC license and insurance
Florida roofing contractors hold a CCC license from DBPR. Check it at myfloridalicense.com and ask for current liability and workers comp certificates sent directly from the insurer. Roofing is the trade most often worked by unlicensed crews after storms.
Be careful with door knockers after a storm
Out-of-area crews arrive after every named storm. Florida law limits how roofers can advertise and solicit insurance claims, and you should never sign an assignment of benefits or a contract on the doorstep. Get a local address and references from jobs in St. Johns County.

The quote should name the shingle or metal product, underlayment type, number of decking sheets included, drip edge, ventilation, flashing and the permit. Ask whether a secondary water barrier is included, since it affects your wind mitigation credit.
Plan for the wind mitigation inspection
After a reroof, a new wind mitigation form can lower your premium significantly. Ask the roofer to document nailing pattern, straps and underlayment with photos during the job, or to arrange the inspection when they finish.
Check the HOA before choosing material or color
Communities in Nocatee, Palencia, World Golf Village and Ponte Vedra often require architectural approval for roof color and material, and some prohibit certain metal profiles. Get written approval before the permit is pulled.
