How much does a new roof cost in St. Augustine?

An architectural shingle reroof on a typical 2,000 to 2,500 square foot home runs about 14,000 to 24,000 dollars in St. Johns County in 2026, including tear-off, synthetic underlayment, permit and disposal. Standing seam metal runs 30,000 to 55,000 dollars, and concrete tile is similar or higher. Decking replacement adds 80 to 150 dollars per sheet when rotted wood is found.

How old can my roof be and still get homeowners insurance in Florida?

Many Florida carriers want a shingle roof under 15 years old and start asking for a roof condition report at 10 to 15 years. State law passed in 2022 says insurers cannot refuse to write or renew a policy solely because a roof is under 15 years old, and older roofs can qualify with an inspection showing five or more years of remaining life. Ask your agent, since each carrier applies it differently.

Do I need a permit for a roof repair in St. Johns County?

Small repairs under a limited square footage often do not require a permit, but any reroof or replacement of a meaningful section does, through St. Johns County Building Services, the City of St. Augustine or St. Augustine Beach. The licensed roofer pulls the permit and schedules in-progress and final inspections. If a roofer offers to skip the permit to save money, that is a reason to walk away.

Is a metal roof worth it near the beach?

For homes in Vilano Beach, St. Augustine Beach, Crescent Beach and Ponte Vedra Beach, a properly specified aluminum or coated steel standing seam roof usually lasts 40 years or more versus 15 to 20 for shingles in salt air. It costs roughly two to three times more upfront but can lower insurance premiums and avoid one or two shingle replacements. Make sure fasteners and flashing are rated for coastal exposure.

What is a wind mitigation inspection and how much does it cost?

A wind mitigation inspection documents features that help a roof survive high winds, such as roof shape, nail pattern, roof-to-wall straps and secondary water barrier. Florida insurers must give premium credits for qualifying features. The inspection costs 75 to 150 dollars in St. Johns County and the report is valid for five years. Many homeowners save several hundred dollars a year.

How long does a roof replacement take?

Most shingle reroofs on a single family home in St. Johns County take one to three days once the crew starts, with metal and tile taking a week or more. The bigger wait is before the job, since permit approval and material scheduling can take two to six weeks, and much longer after a hurricane. Ask for a start window and a plan for covering the roof if afternoon storms roll in mid-job.
